This module will describe and outline the requirements of facilities management as defined by EN 15221 series of standards. This module will equip the student with the skills required to analyse failure data with a view to selecting an appropriate management strategy to address typical failure distributions that occur in industrial facilities. This will also include environmental assessment methods and rating systems for buildings”.
The student will be able to describe and outline the requirements of facilities management as defined by EN 15221 series of standards. This will require study of the relevant standards. The components that make up Facilities management will also be dealt with in detail.
Calculate and analyse Maintenance key performance indicators as per the EN standard EN13306: This topic will include outlining the development of the standardised maintenance indicators as per EN 13306. The student will be able to calculate Availability, Maintainability and supportability.
Interpret failure rates and failure data: This topic will address the interpretation of failure data. This will also involve failure characterisation, such as the Bath tub curve, Constant failure model, Time-dependant Failure models, Chi Square test, Weibull Distribution and plotting. This will require developing of the standard key performance Indicators for maintenance and reliability measurement such as Mean time between failures, Mean time to repair, Mean time waiting, Availability, Maintainability and Supportability.
Predicting Reliability and Risk: This topic will involve the use of techniques such as Block Diagrams and Markov Analysis to analyse systems. Reliability of series systems and redundancy rules, Fault Tree Analysis and Event Tree Analysis. Failure Mode and Effects Analysis(FMEA).
Outline strategies to achieve reliability targets: This section will deal with the management strategies or Reliability Centred Maintenance and Total Productive Maintenance
Background and introduction to BMS systems: Functions of BMS systems and how they interact with systems for control of key services, security, fire alarms, access control etc.
